Is being on Rightmove enough for AI visibility?
No — and the reason why is the most common objection I hear.
"We're already on Rightmove and Zoopla, so we're covered" is the first thing most agency owners say when I bring up AI visibility. It's not a silly answer. For twenty years, being listed on the portals genuinely was the whole game: that's where buyers and tenants looked, so that's where you needed to be.
Being listed on a portal answers "does this property exist and who's marketing it." It says nothing about the question a growing number of people are now asking instead: "who should I use." A landlord who asks ChatGPT "best letting agent near me" isn't asking a portal anything — they're asking a model to describe the market and recommend a name. Your listings being on Rightmove doesn't feed that answer at all. What feeds it is whether the model can tell, unambiguously, who you are, where you operate, what you're known for, and whether other sources back that up.
Two different jobs, doing them well doesn't overlap
Portal visibility and AI visibility are solving different problems, so excelling at one tells you nothing about the other. A portal listing is built to be found when someone's already searching for a specific property. AI visibility is about being the name that comes up before someone's searching for a property at all, when they're still deciding who to trust with the search. You can be excellent at the first and invisible in the second, and most agencies I've looked at are exactly that.
What actually closes the gap
Not a bigger portal spend. The signals that matter are entity clarity, structured data, review specificity, third-party citations and locally specific content — the same five signals covered in how AI chooses which agent to recommend. None of them compete with your portal listings; they run alongside them. That's why this is usually the easiest objection to move past on a call: nobody's arguing you should leave Rightmove, only that Rightmove was never going to cover this on its own.
