Here's what I think is happening to how people find an agent — and it's happening faster than most agencies have noticed. A landlord with a compliance question, a tenant deciding who to call, a buyer picking who to view a house with: more of them, every month, are asking an AI model first, and only ever seeing whichever agencies that model already knows how to describe. Most agencies aren't in that answer. Not because they're worse, but because nobody's gone looking for the gap yet.

I spent twenty years in SEO, the last seven of those full-time inside SEO agencies, watching this exact pattern play out once already: a new place people search, most businesses slow to notice, a real advantage for whoever moves first. Alongside that, I've been an active property investor and consultant since the mid-1990s, buying and selling property myself and currently training in no-money-down acquisition strategy, looking at agencies from the inside rather than as an outside vendor. That's the gap VisibleAgents exists to close: twenty years of knowing how search visibility actually works, aimed at the version of search that didn't exist five years ago.

Everything on this site is how I act on that argument. The audit exists because you can't fix what you haven't measured. The Sprint exists because most of what AI models weigh is fixable in weeks, not years. The Renters' Rights Act service exists because it's a live, specific problem for landlords right now — and it happens to build exactly the kind of content AI cites. Keep It Fixed and the Cohort exist because once you're visible, you either want someone keeping it that way or you want to be able to do it yourself. I built the ladder this way on purpose: whichever rung matches where you are, start there.

The founding-rate explainer

There are no client testimonials on this site yet, because there are no clients yet — VisibleAgents is newly launched. Instead of asking you to take that on faith, the first 10 audits are offered at a founding rate (£500 instead of £750) in exchange for becoming a named, published case study. That's the proof mechanism until there's a longer track record to point to. I'd rather you owned this — from me or anyone else — than kept renting a version of it you can't see inside.
